The registration step, and why it protects you
Most owners hear about the registry as a compliance burden. In practice it works in your favour, because a registered unit is a documented unit. Mississauga requires a second unit to be registered under its Second Units Registration By-law, registration is free, and the City publishes a Second Units Registry List monthly that anyone can look at. That means an unregistered unit is visible by its absence, which matters at refinancing, at sale and in any dispute with a tenant or an insurer. Mississauga also defines a second unit to include townhouses, not only detached and semi-detached houses, which widens what is possible here relative to some neighbouring municipalities. On the physical side, the city was Toronto Township in 1805, a town in 1968 and a city in 1974, with Applewood Acres as its first major postwar subdivision and the Erin Mills and Meadowvale new towns beginning in 1968 and 1969. It was largely built out by 2005, so basements here span a fifty-year range and have to be measured rather than assumed.
