How to read these renovation costs, and where they came from
Four things worth knowing before you compare these ranges against another quote.
They are published ranges, not our rate card
Every figure comes from a Canadian cost guide, a Toronto contractor publication or a market fit-out benchmark current in 2026. We publish them so the conversation starts from the same information you can find yourself.
Where sources disagree, we show the spread
Two whole-home sources differ by roughly two times at the low end, and two waterproofing guides from the same publisher give different interior bands. We show both rather than picking the flattering one.
Where we found nothing credible, we say so
We could not find a Canadian source published since 2024 giving a separate installed rate for engineered hardwood, a per-sheet drywall rate, a distinct wall-tile rate or a medical fit-out benchmark. Those are quoted from actual supplier and scope pricing instead of a number we cannot stand behind.
Permit fees are the City's, and they are per square metre
Interior alteration is $11.53 to $13.41 per square metre depending on occupancy, a residential addition $18.56, finishing a basement $6.20, underpinning $12.37 per linear metre, and the minimum any permit costs is $214.79. A new garden or laneway suite zoning certificate is $644.38, non-refundable.
What moves your renovation cost inside the range
Access
A narrow lot with no drive, a second-floor location, laneway-only delivery or a condo with booked elevator windows all add labour. That is why the calculator asks about access rather than only about size.
Structural scope
A beam, a footing, underpinning or an egress opening changes a job from a finishing project into a permitted structural one, with engineering and inspections in the sequence.
Material grade
On the same floor area, carpet against hardwood is a $13,000 difference per 1,000 square feet, and semi-custom against custom cabinetry is $4,000 against $24,000 on a 20 foot run.

No. They are published Toronto and Canadian ranges current in 2026, and they are where our quoting starts from. Your written quote is measured on your property and itemized, and it can sit anywhere in or occasionally outside these bands depending on access, structure and material.
Is HST included in these figures?
No. Every figure quoted here is before HST, which in Ontario is 13 percent. Your written quote shows the total with HST included so there is no ambiguity at invoice.
Can a contractor charge more than the quote?
Not by more than 10 percent, unless you approve the additional or different work in a signed change to the contract. That is Ontario consumer protection law, not a policy, and it applies to every renovation contractor in the province.

Why is the whole-home range so wide?
Because the published sources genuinely disagree. One Toronto guide gives $120 to $550 per square foot with a full gut of an older home at $750,000 to $1,500,000 and up, and another gives $50 to $300 by tier. Rather than average them into a number neither source supports, we show the spread.
