These Terms of Service govern your use of renovatorstoronto.ca and any request for renovation services you make through this website, by phone, by text or by email. They sit alongside your written quote and contract, which govern the specific work we do for you.
By using this website or requesting service from us, you agree to these Terms. If you do not agree with them, please do not use the site or request service.

In these Terms, we, us and our refer to Renovator Toronto, a renovation contractor serving Toronto and the surrounding Greater Toronto Area. You and your refer to anyone using this website or requesting our services.
2. Services
We provide residential and commercial renovation services, including:
- Basement renovation, basement finishing and legal secondary suites
- Underpinning, basement lowering, bench footing and basement waterproofing
- Bathroom, kitchen and condominium renovation
- Home additions, garden suites and laneway suites
- Load-bearing wall removal and other structural alterations
- Flooring, tile, custom cabinetry, interior painting and drywall
- Window replacement, door installation and deck building
- Commercial, office, retail and restaurant renovation
Service availability depends on our schedule, the property, and in some cases on an assessment we carry out before quoting. We may decline, cancel or reschedule work where a property is unsafe to work in, where the scope turns out to be materially different from what was described, where a required permit or approval is not granted, or where proceeding would breach the Ontario Building Code, a municipal bylaw or a condominium corporation's rules.
We do not guarantee any particular outcome, timeline or approval that is not within our control, including municipal permit decisions, Committee of Adjustment decisions, inspection outcomes and utility connection dates.
3. Contact Consent
When you submit a form on this site, call us, text us or email us, you consent to us contacting you back at the number or address you provided. We may contact you to:
- Acknowledge your enquiry and ask the questions needed to scope it
- Arrange a site visit or a consultation
- Send an estimate, a written quote or a revision to one
- Confirm scheduling, access arrangements and start dates
- Raise something found on site that changes the scope or the price
- Follow up on an outstanding question, a deficiency item or an invoice
Standard message and data rates may apply to text messages. You may opt out of any single contact method at any time by telling us, and we will use the remaining methods you have agreed to.
4. Quotes and Estimates
Price ranges published on this website are drawn from Canadian cost guides and market benchmarks current in 2026. They are planning ranges for the Toronto market, not offers and not quotations for your property.
An estimate becomes a quote once we have visited the property, measured it and put an itemized scope in writing. A quote is based on the conditions visible and measurable at the time of that visit.
- Quotes are valid for 30 days from the date issued unless the quote states otherwise
- All figures are shown with Ontario HST at 13 percent identified separately
- Permit, engineering and inspection fees are shown as allowances where the exact amount is set by a third party
- We may revise a quote where the scope changes, where conditions are found that could not reasonably have been seen at the site visit, or where you request different work or materials
Under Ontario consumer protection law we will not charge more than 10 percent above a quoted estimate unless you approve the additional or different work in a signed change to the contract.
5. Site Visits and Scheduling
Most work is quoted only after a free site visit. On that visit we measure, check ceiling heights, locate drains and services, assess structure where relevant, and establish the permit position for the address. Some scopes also require an engineer, a designer or a permit consultant before a firm price is possible, and we will tell you when that applies.
Start and completion dates in a quote are our good-faith schedule based on the information available when it was issued. Dates can move for reasons including weather, permit and inspection timing, material lead times, conditions discovered on site, a prior job overrunning, and access restrictions imposed by a condominium corporation or a landlord. We will tell you when a date moves and why rather than letting it drift.
Site work is also limited by Toronto Municipal Code Chapter 591, which prohibits clearly audible construction noise from 7 p.m. to 7 a.m. Monday to Friday, restricts Saturday hours and prohibits work on Sunday and statutory holidays unless a Noise Exemption Permit is issued. Condominium buildings frequently impose tighter hours again.
6. Your Responsibilities
- Give us accurate information about the property, the scope and anything you already know is wrong with it
- Provide safe, clear and lawful access to the work area on the agreed dates
- Disclose pre-existing issues you are aware of, including previous water damage, unpermitted work, asbestos, knob-and-tube wiring and structural repairs
- Move or protect valuables and fragile items from the work area before we start
- Keep children and pets clear of the work area while work is in progress
- Obtain any condominium, landlord or co-owner approval that is yours to obtain, and tell us what it requires
- Tell us promptly if something on site is not as you expected, rather than at the end
7. Materials and Property
Unless your quote says otherwise, we supply the materials described in it. Where you supply your own materials or specify a particular product, we will install it as specified but we cannot be responsible for its performance, its suitability for the location, or a shortfall in quantity.
Materials shown in photographs, samples and showroom displays are indicative. Natural products including wood, stone and tile vary in colour, grain and figure between batches, and a finished installation will not match a sample exactly.
We take reasonable care to protect your property, including floor and surface protection, dust containment and daily cleanup. Renovation work in an occupied building nonetheless produces dust, noise and disruption, and some incidental marking of adjacent surfaces is a normal consequence of the work rather than damage.
Where structural, excavation or underpinning work is involved, movement in adjacent finishes such as hairline cracking in plaster or drywall can occur despite correct method and engineering, and making good those finishes is priced as part of the scope where it is foreseeable.
8. Payment Terms
- Deposits, where they apply, follow Ontario guidance of 10 percent or less of project cost
- Progress payments are invoiced against the stages named in your quote, not against elapsed time
- Final payment is due on completion of the scope and after the walkthrough and deficiency list have been worked
- Accepted payment methods are confirmed at booking and stated on your invoice
- Late payment may pause work on site until the account is brought current, and we will tell you before that happens
Permit, engineering and inspection fees paid to third parties on your behalf are invoiced at cost with the receipt attached.
9. Cancellations and Rescheduling
Ontario's Consumer Protection Act gives you specific rights we will not attempt to limit. A contract signed at your home is a direct agreement, which you may cancel within 10 days of receiving the written copy, without giving a reason and without penalty, with deposits refunded within 15 days of your cancellation notice. If you never received a compliant written copy of the contract, you may cancel within one year.
- Outside that cancellation period, please give us as much notice as you can so trades and deliveries can be moved
- Where materials have already been ordered, fabricated or cut to your specification, those costs are not recoverable and remain payable
- We may reschedule for weather, an emergency, a failed inspection, a permit delay or a safety issue, and we will offer the earliest replacement date available
- Where either of us cancels, we invoice for work completed and materials supplied to that point and nothing more
10. Project Photos and Testimonials
Testimonials shown on this website are from real clients and are used with their permission. Reviews are labelled by their actual source. We do not publish invented reviews, star ratings, project counts or awards, and we do not display work as ours that we did not do.
Project results shown on this site illustrate work we have done on specific properties. They are not a promise of the same result, the same price or the same timeline on yours, because no two Toronto properties present the same conditions.
We may ask to photograph your completed project. You are free to decline, and declining does not affect your job in any way.
11. Warranties and Limitations
Any workmanship warranty that applies to your project is set out in your written quote, job by job, together with what it covers and for how long. We do not advertise a blanket guarantee, because a warranty that is not in your contract is not enforceable.
Manufacturer warranties on products and materials are the manufacturer's, and we pass their documentation to you on completion.
- Normal wear and tear, and normal seasonal movement of timber and other natural materials, are not covered
- Damage caused by misuse, neglect, lack of maintenance, alteration by others or an unrelated failure elsewhere in the building is not covered
- Pre-existing conditions we were not told about and could not reasonably have discovered are not covered
- Work carried out by others, and materials you supplied, are not covered
Tarion's new home warranty does not apply to renovations of a home you already own. It covers new homes and excludes alterations, deletions and additions made after purchase.
12. Limitation of Liability
To the extent permitted by law, we are not liable for indirect, incidental, special or consequential losses arising from the work or from your use of this website, including loss of rental income, loss of profit, loss of use or accommodation costs.
To the extent permitted by law, our total liability in connection with any particular service is limited to the amount you paid us for that service.
Nothing in these Terms limits any right you have under Ontario's Consumer Protection Act or any other liability that cannot lawfully be limited.
13. Website Use and Intellectual Property
You may use this website to learn about our services and to contact us. You may not use it to send unlawful, misleading or abusive content, to attempt to gain unauthorised access to it, to scrape it at a volume that degrades it for others, or to copy its content for use on another site.
The text, layout, photographs and design of this website are our property or are used with permission, and are protected by Canadian copyright law. Municipal fee figures, bylaw provisions and census statistics quoted on this site belong to their original publishers and are cited so you can verify them.
This site uses third-party tools including Google Analytics 4 and Microsoft Clarity, and links to municipal and provincial resources. Those services and sites operate under their own terms and privacy policies, and we are not responsible for their content or availability.
14. Governing Law
These Terms are governed by the laws of the Province of Ontario and the federal laws of Canada that apply in Ontario. Any dispute arising from these Terms, this website or our services is to be handled in the courts of Toronto, Ontario.
