What to have ready when you call
The address
It decides the permit office, the zoning rules and, in four of our areas, whether Toronto Building or a separate municipality handles the application. It is the single most useful thing you can give us first.
A rough size
Square footage for a room or basement, linear feet for a foundation or cabinet run, or a count for windows and doors. An approximate number is enough to give you a range on the phone.
Photos, if it is a problem rather than a plan
For water in a basement, a crack, a stain or damage, photos let us tell you on the phone whether it is likely a drainage issue, a movement issue or something simpler.

A free site visit
We measure, check ceiling height at the obstructions, locate drains and stacks, check panel capacity and confirm the permit path for your address.
An itemized written estimate
Scope, materials, permit and engineering allowances, payment schedule, start and completion dates, subcontractors and cleanup, with HST at 13 percent shown.

Is the estimate really free?
Yes. The site visit and the itemized written estimate cost nothing and carry no obligation. Provincial guidance recommends deposits of 10 percent or less of project cost, and that is what we work to once a job is agreed.
How quickly will you reply?
Within our opening hours, which are every day from 7:30 AM to 11:30 PM. A form sent at 2 a.m. is answered that morning.
Can you give me a price over the phone?
We can give you a range from published Toronto pricing if you tell us the service and a rough size, and the cost calculator on this site does the same thing. We will not give you a firm price without seeing the property, because the things that move the number are the things you cannot see from a description.
What hours can work happen at my property?
Under Toronto Municipal Code Chapter 591, construction noise must not be clearly audible from 7 p.m. to 7 a.m. Monday to Friday, is restricted on Saturday, and is not permitted at all on Sunday or statutory holidays without a Noise Exemption Permit. Condo buildings usually impose tighter hours again.
