What decides a flooring result

Flatness, not product

Every flooring system has a flatness tolerance, and a Toronto house built before 1981 rarely meets it without work. Levelling compound and sheet goods on the subfloor are what stop clicking planks and hollow spots.

Moisture, especially below grade

Solid hardwood at $8 to $15 per square foot is the least forgiving choice over a basement slab. Luxury vinyl plank at $5 to $9 and carpet at $2 to $7 tolerate it far better, and we will say so before you buy.

Sound rating in a condo

Most Toronto condominium corporations specify a minimum sound rating for hard flooring in writing. The underlay that meets it is a real line item, and installing without it is the fastest route to a complaint from below.

Cost by material

The same 1,000 square feet, four ways

On 1,000 square feet, carpet at $2 to $7 per square foot supplied and installed is $2,000 to $7,000. Laminate at $3 to $7 is $3,000 to $7,000. Luxury vinyl plank at $5 to $9 is $5,000 to $9,000. Hardwood at $8 to $15 is $8,000 to $15,000. That is a $13,000 spread on the same floor area, which is why flooring is usually where a renovation budget is either rescued or blown. Engineered hardwood sits between vinyl plank and solid hardwood in practice, though we could not find a Canadian source published since 2024 giving a separate installed rate for it, so we quote it from the supplier’s actual product pricing rather than repeating a number we cannot stand behind. Stair installation is quoted separately because it is a different labour rate entirely.

What we do before the first plank goes down

Four steps that separate a flooring installation from a flooring delivery.

Measure the subfloor for flat, not just level

Level and flat are different problems. A floor can be dead level and still fail a flatness tolerance across three feet, which is what causes hollow spots and clicking. We measure and correct with levelling compound where needed.

Moisture reading on any slab

Below grade or on slab-on-grade we take a reading before recommending a material, because the wrong choice over a damp slab cups, gaps or delaminates and no installation quality prevents it.

Squeaks and loose sheathing fixed while open

A squeak is a loose subfloor panel against a joist. Once the finished floor is down, fixing it means lifting it. With the old floor up it is a fifteen minute job per squeak, so we do it then.

Transitions, door clearances and stairs planned

Build-up height changes what happens at doorways, at existing tile and at the top step of a stair. We plan those transitions up front so a door does not end up rubbing and a stair nosing does not end up improvised.

Measure, test, specify

Area measured, flatness checked, slab moisture read where relevant, then material and underlay specified against those findings.

Lift, prepare, correct

Old floor removed, loose sheathing refastened, squeaks fixed, levelling compound applied where the tolerance calls for it.

Acclimatise and lay

Material acclimatised where the product requires it, then laid with the correct expansion gaps and underlay, working off a planned starting line.

Transitions, trim, clean

Thresholds, stair nosings, quarter round or reinstalled baseboard, doors eased where build-up changed, then a clean handover.

Do you fix squeaky floors before installing?
