Framing and drywall together are a smaller line than people expect, $3,000 to $8,000 on a typical Toronto basement. The larger lines are the things you cannot see. Electrical upgrades are $5,000 to $10,000. Flooring is a genuine fork: carpet at $2 to $7 per square foot, laminate at $3 to $7, luxury vinyl plank at $5 to $9 and hardwood at $8 to $15, which on a 700 square foot floor is the difference between roughly $1,400 and $10,500. Drywall supplied and installed is $1 to $3 per square foot in a basement. A basic 500 square foot finish lands at $30,000 to $45,000 and a mid-range one at $45,000 to $70,000. If you want a bathroom, that is $15,000 to $35,000 on top and the job stops being permit-free.

Is the space dry, and will it stay dry

A slab and wall moisture check, plus where downspouts discharge and whether a backwater valve exists. Toronto's wettest day has grown from 37 mm to 41 mm since the 1971 to 2000 baseline, so a basement that has been dry for twenty years is not automatically dry for the next twenty.

Where the mechanicals have to stay

Furnace, water heater, panel and cleanouts need permanent access. We mark what must remain reachable, then draw the layout around it, rather than boxing something in that an inspector or a plumber will need.

Whether you may want a suite later

If a rental unit is a possibility in five years, some decisions are cheap now and expensive later: where the bathroom rough-in sits, whether an egress opening is planned, and how the stair is separated. We will tell you which ones.

Ceiling height under the lowest duct

The code basement rule is 2,100 mm over at least 75 percent of the area and 1,950 mm under beams and ducts. We measure at the obstructions, because that is where a finished ceiling gets tight.

What owners ask before finishing a basement

Do I need a permit to finish my basement?

Not if nothing structural changes, no new plumbing goes in and you are not creating an additional dwelling unit. Add a bathroom, cut or enlarge a window, move a bearing element or create a suite and you do. The City is explicit that zoning compliance still applies either way.

What does basement finishing cost per square foot?
