In a concrete tower, the building decides your layout
Toronto has 542,625 dwellings in buildings of five storeys or more, 46.7 percent of all occupied private dwellings, and most of that stock is concrete frame with plumbing risers in fixed shafts. That sets hard limits. Bathroom and kitchen drainage connects to a riser you cannot move, so relocating a toilet or a sink is often impossible rather than expensive. Slabs cannot be cut for new drainage without the corporation’s structural engineer, and in practice that approval is rare. Exterior windows and the balcony envelope are common elements, so they are the corporation’s to replace, not yours. Interior partitions, finishes, cabinetry, lighting, flooring and the fixtures themselves are yours.
